   Jodi Schwan –is one busy lady with her Sioux Falls Business—we showcase what she is doing---and how the weekly conversation she and I share on Friday can be found.
   Jessie Schmidt—BBB of South Dakota—welcomed the coming of the Olympics but warned us about potential scams—some of which were reported to BBB Scam Tracker in previous Games as well as laws surrounding fair use of Logos, Trademarks and Copyrights.
  Ads for merchandise, text alerts for watching events and even job opportunities are all potential sources that scammers may use to prey upon unsuspecting consumers. Businesses were warned this morning to be aware of bad actors and copyright violators who may try to use the excitement to pitch ripped-off gear.
   Jessie wants you to educate yourself, Be aware of the ways in which the words “Olympics” and logos are protected trademarks. The International Olympics Committee does outline the Olympic Properties owned by the IOC. YOU MUST make a formal request in order to use them via the form to request the use of Olympics properties or the National Olympic Committee. 
    9:18 we talked with Teri Schmidt—Experience Sioux Falls. She dropped a number on this morning that 6951 room nights came from the Soccer Tournament. Our hope is they will see this and want to come back in 2026. Falls Park Traffic is up—and there is quite a list of events you may want to include on your schedule in the 2nd half of 2024.
    Kip Rounds-SD Game Fish and Parks---talked about the Dog Days of Summer—but how people are getting out—and going to the National Trapping Event in Sioux Falls this weekend—and looking to the Pheasant Hunting coming in October. What a chance to go seamless from summer to fall—and quite the tourism time for our great State. 
    Ron Nelson—Nelson Commercial Real Estate gave us a crash course 9:31 in this show –in essence if you gotta talk the talk—if want to walk the walk—you need to understand key terms use in Commercial Real Estate. 
    If you want to check out his 9 minute spiel –he talked about triple net rate with the CAM charges broke out with the CPI increases shown so you can determine the accurate NOI. Then you’ll use the market cap rate as he structures his LO>
    Triple Net or NNN. CPI—that is the consumer price index—especially with the recent inflation people are paying attention to the CPI. This adjusts rental rates based on inflation. Landlords ae putting then in more and more in leases. 
     Once you know the NOI—you use the CAP rate to determine the value. Once you know all the information you structure your LOI, letter of intent.

     Mr. Golf Dave Austad talked to us thru the new products for 2024---his driver promotion which had one guy increase his driving distance by 68 yards. Others finding out about the new equipment—and the difference it can make in 2024.
    We talked as well about the British Open----and his call Xander Schauffele taking the British Bottle or Claret Jug. This week they’re playing the 3M in the Twin Cities---and we are looking ahead to the Sanford International coming in September. No doubt the Austad’s are our tour guides thru the golf bag---the golf courses---the professional play---and enjoying fun. We always appreciate having Dave and his son Ryan in our show.
    We closed the show with Diana Patterson---Sanford Career Opportunities---this morning she was talked about the patients—and the opportunities there are to help them in and out of the hospitals not only here in Sioux Falls but other locations. Diana has been a part of Sanford for I think she said 16 or was it 21 years. All we know is she is quite the tour guide for the medical operation.
