((((YEE HAH---I’m Bill Zortman and Welcome to our Report Card Show—Show 52-88 IN OUR ORIGINAL IT’s YOUR Business Series))))

 

  We Start each month with the REPORT CARD SHOW---the opening look at what Real Estate has done for the previous months and the other months of the year---in this case---2026---

 

  We start with Tony Bachman----long time real estate leader—and long time –well almost partner in so many ways with what he does and how we report it to the audience---

 

The Sioux Falls real estate market; big picture is that our local market is still moving along pretty well. Buyers have a little more inventory to look at now, but good homes that are priced right are still getting attention. Compared to the national market, Sioux Falls is holding up better because demand is still solid and our homes are still more affordable than a lot of other places. Nationally, things are a little slower, mostly because of higher interest rates and affordability challenges. So here in the Sioux Empire, the market really feels more selective than slow. If you’re thinking about buying or selling, the right pricing and timing still make all the difference.”

“Sioux Falls is holding up better than the national market because people still want to live here, inventory is improving, and our pricing remains more affordable than many parts of the country.” That fits the data showing Sioux Falls home prices below the national median, with local homes selling in roughly 86 days and prices still trending up modestly. You can also emphasize that the market is selective: buyers have more choices, but they still need to be ready when the right home comes along.

The Sioux Falls-area market is still active and reasonably balanced, but it is behaving a little differently than the national market because Sioux Falls has held up with better demand and steadier pricing. Nationally, existing-home sales fell 2.4% in June 2026, while inventory rose to 4.6 months and the median sales price hit a record $440,600. 

Sioux Falls continues to show solid buyer demand, with local sources reporting more listings, stronger pending sales, and a market that is moving faster than it did a year ago. RASE’s market data for the Sioux Falls region says pending sales were up 12.9% for the 12-month period ending June 2026. Other local reports show prices still rising modestly, while days on market remain in the 40s rather than sitting for long periods. 

The national market is more sluggish than Sioux Falls right now, with sales softening even as inventory improves. Nationally, affordability is still the big story: mortgage rates are forecast around the mid-6% range, and NAR says buyers are highly sensitive to small rate changes. By contrast, Sioux Falls is still benefiting from relatively affordable pricing versus the U.S. median and consistent local demand. 

  • Sioux Falls is not in a boom-or-bust market; it is in a steady, functional market with real buyers still active. 
  • Well-priced homes are still moving, but overpriced listings are having to work harder. 
  • More inventory is giving buyers a little more breathing room, but not enough to create a major downturn. 
  • Nationally, the market is more constrained by affordability and slower sales than Sioux Falls. 

You could say: “Sioux Falls is holding up better than the national market because people still want to live here, inventory is improving, and our pricing remains more affordable than many parts of the country.” That fits the data showing Sioux Falls home prices below the national median, with local homes selling in roughly 86 days and prices still trending up modestly. You can also emphasize that the market is selective: buyers have more choices, but they still need to be ready when the right home comes along.  “Locally, the Sioux Empire market is stable and active; nationally, the market is cautious and rate sensitive. Sioux Falls is still one of the more balanced places to buy or sell right now.” That conclusion is supported by local inventory and pricing data alongside the national sales slowdown and inventory recovery.
