SB 79, the Abundant and Affordable Homes Near Transit Act, took effect July 1, 2026. It lets developers build apartment buildings near qualifying rail and rapid-bus stops, even on single-family streets. Plus, the quiet ADU boom: LA County finished 10,230 ADUs in 2025, more than six times the number in 2018.
