Tom found a six-acre site about an hour from Newcastle that most people would have walked straight past. Spotting a 10% lot-size relaxation buried in the council's planning rules, he turned a one-into-two subdivision into a one-into-three, renovated the tired existing house (the render alone added around $125,000 in value), and sold the lots far faster than anyone expected.
The result: a project forecast at a 34% return that finished at 41%, and a profit of $612,000, all while holding down a full-time job!
