Blog—May 5, 2025—9-10---The Report Card Show

Our monthly Report Card Show looked at a lot of different variables on housing and upcoming events for the Home Builders, Real Estate Teams, and Banks.

Neil King---Sioux Falls Building Permit Chief ---Cory Hjelming –Home Builders Elected leader---and Tony Bachman—Coldwell Banker got the show started looking at the trends.

Among the economic factors continuing to shape the market:

Inflation concerns persist, potentially delaying further mortgage rate reductionsTariff policies may increase construction costs, affecting new home pricesLabor market remains relatively strong 2008, supporting housing demandHousing shortage continues from years of underbuilding following the 2008 crisisAs JP Morgan notes—The US housing market is likely to remain largely front through 05. Some growth is still expected, but at a very subdued pace of 3% or less.

The dozen or so guests in this show talked about the positives the buyers see—and price moderation-in some segments.

Positive pending sales indicators: The 65.5% increase in pending sales suggests robust buyer interest despite challenging times.

The Sioux Falls Housing Market in 2025 presents a nuanced picture. While annual trends show continued price appreciation and market strength, more recent data suggest a potential shift toward slightly more balanced conditions.

Teddi Mueller mused about the May Parade of homes coming up this weekend---70 some homes are included---and we’ll have a chance to check in next weeks Remodelers Show.

Open houses—new listings—prices---how to know what you should be expecting from those in the market place.

The Kelly’s----Kelly Kelly talked about HECM for Remodeling---the only full-time reverse mortgage planner in South Dakota.

The house pays for home improvements

Create available line of credit that grows by the interest rate that only you have access to and nobody can take away until the age 150.

Lock in your equity gains now—and still eave equity for heirs.

Dave Kelly talked about ADP unemployment report that was substantially down. Expectations were 147,000 jobs created but it ended up being 62,000.

Last two guests in the show—Todd Boots—Past South Dakota President of the Home Builders and Joe Hansen—Extreme Heating and Cooling.

Mr. Boots talked about the meetings being help around South Dakota---what he is seeing in the field. State meetings look at where we are and where we are going.

Joe Hansen reminded people that it’s time to get the Cooling cycle done in your house-----their trend for employees who do the home work—is still positive—but the hopes is that the younger generation will be looking at the opportunities –get the education and then join the forces.

Our Report Card Show is one of two home builders-real estate shows that talk trends—where we are at—and what you can do to stay ahead of the aging process and if you have an interest-join the opportunities to keep people warm in winter and cool in summer.

Our It’s YOUR Business Show---The Report Card Show is one of the most popular shows we do each month. The trends—so many people worried about their housing---if people are moving in this area—what they should know---and to hear from our experts gives them a big advance. The Remodelers Show will update next Monday in the 9-10 show.

Norm Anderson will post the podcast on the KELO-AM Website. My job is to write the show –schedule the guests---look to questions the audience might want us to answer—and give the listeners the understanding-of what is happening and how they can take advantage of the 6-12 guests we have in this show each month.
