Once a month we bring together-leaders from the Real Estate Association, The Home Builders, Bankers, former President of the South Dakota Home Builders, Jerry Berg with Intek as well

Neil King---handles the Building Permits---and a key discussion was where we are after 6 months---and where we are headed for the remaining 2nd half of 2025

The Building Permits Chief---gave us a look at these numbers as well as what he has on the shelf---and perhaps what we will see when Auld Lang Syne comes in on January 1, 2026

Tony Bachman---- and Jack Zika----talked with Neil about what is on the shelf---what they are seeing on the streets---and hopes this year

The real estate market is undergoing a rebalancing, offering both challenges and opportunities, particularly at the local level

While national trends show inventory rising, the Sioux Empire Region is experiencing unique dynamics. The National Market highlights is showing a rebalancing market characterized by rising inventory, increasing expired listings and the necessity for sellers to adopt realistic pricing strategies

The National Picture across the country, has the number of homes for sale rising, topping one million active listings for the first time since late 2019. This rise in inventory is generally seen as a positive sign, supporting long-term stability in the housing market

Median Sales Price for June is $320,166 which is down 2% for last year. Percent of Original Price Received is same as last year 97.9%

Teddi Mueller-shared the optimism Home Builders have---and she was looking to events coming up

On the banking side-Dave Kelly and Kelly Kelly outlined what they saw in the so-called Bi Beautiful Bill that just passed

Borrowers can now permanently deduct mortgage insurance premiums-subject to income limits

It matters because reduction in the effective cost of low-down- payment loans. Mortgage professionals can position this as a long- term savings opportunity for FHA, VA and conventional borrowers who put down less than 20%

Kelly Kelly shared what she sees for Seniors-- 

  • 11,000 Americans turn 65 every day 
  • Fewer pensions-57 million private sector workers have no retirement plan, 25% of retirees 

Fewer pensions" 57 million private sector workers have no retirement plan and have zero retirements savings 

Debt in Retirement: 

---40% of retirees carry credit card balances 

---10M Seniors still have mortgage debt

The Silver Lining ---Homeowners 62+ are sitting on over $14 Trillion in home equity 

A reverse mortgage unlocks financial flexibility, helping older homeowners navigate retirement with confidence

We talked with Todd Boots---Past President of the South Dakota Home Builders Association---he reflected on what he seeing--- 

Jerry Berg-Intek-discussed the kind of project he is helping with- and the fact that they have reached 200 Employees
