  I’m Bill Zortman and Welcome to our It’s YOUR Business Show—show 50-79 in our ORIGINAL IT’s YOUR Business Series….

 

  Lots to talk about including the 2nd week of the legislative session----where we are headed with the

 

   But each Monday this month we have been talked about housing and building permits. And this is 4th Monday

 

   Tony Bachman has joined us---

 

Last week we talked about new lists, pending sales, and closed sales were up for 2025 compared to 2024 even though these metrics were up they were only up slightly along with days on market and median sales price.  

Another positive metric was the Housing Affordability Index was up also.  The three metrics we have to pay attention too is days on market was up about 7 days in 2025 and when comparing Dec of 2024 to 2025 Inventory of Homes for Sale was down 17.9% and Months’ Supply of Inventory was also down 25% meaning more homes are going under contract than were coming on market which doesn’t surprise us due to many sellers decide to wait until after the holiday season to put their home on the market.  We just seen many buyers out looking and making offers which contrary to traditional trends.

Since January 1st we have seen 314 new listings, 203 homes went pending, and 170 homes sold.  

We have experienced busy open house traffic also there has been 292 open houses since January 1st which is an average of about 100 opens each weekend.  From conversations with agents holding open houses, they all have reported good to great traffic meaning anywhere from a couple sets of people to 10 plus sets of people depending on price point and location.

2026 is shaping up as a cautiously constructive year for housing, with modestly better affordability, more inventory, and a rebound in sales activity. 

Big picture for 2026

  • Leading housing economists expect existing‑home sales to finally turn up after several frozen years, with forecasts ranging from roughly 1.7–3% growth to about 14% in some outlooks. 
  • Home prices are expected to rise slowly—around 1–4% nationally—so equity generally holds for sellers while buyers avoid the double‑digit price jumps of the pandemic years. 

Inventory and the “lock‑in” effect

  • As more owners accept that 3% mortgages are not coming back, life events and job moves are gradually breaking the lock‑in effect; NAR’s chief economist expects about a 14% rise in existing‑home sales tied to more listings. 
  • New‑home construction is projected to tick higher (around 1% gains in single‑family building and new‑home sales), and builders continue to use incentives and rate buydowns, creating opportunities for buyers that didn’t exist in 2022–2023. 

 

Why 2026 can work for buyers

  • Buyers see a less frantic market: more choices, fewer extreme bidding wars, and price growth that looks more like inflation than a speculative spike. 
  • Slightly lower rates and builder incentives mean buyers can “buy the payment” rather than overpaying on price, while income growth improves qualification for those who were just outside the box in 2024–2025. 

Why 2026 can work for sellers

  • Sellers still benefit from positive, if modest, appreciation and from years of accumulated equity, with most forecasts expecting prices to edge up rather than retreat. 
  • A projected increase in sales volume and stabilizing days‑on‑market in many metros should help well‑priced, move‑in‑ready homes trade at solid values, even as buyers regain some negotiating leverage on concessions and repairs.
