  • Usually buying in areas with shrinking populations is not wise.
  • The change in age demographics means you might have to shift in terms of which type of assets you buy.
  • Historically real estate crashes take place in slow motion. For example, in the US it took 4.5 years to bottom out.
  • In an overvalued area, the crash, bottoming out process, can take even longer.
  • Stop looking at market prices and conditions nationally. The market is much more nuanced than that, drill down into areas.
  • There are always opportunities, you just need to know how to find them.
