In this episode of Perth Property Insider, I take you inside a fishing trip that doesn't go to plan, and show you the lessons it made me realise for your property decisions.

It’s no secret that the Perth property market has changed. Earlier this year, I set a record price almost every time I sold a property. Now homes sit on the market for longer, and sellers have to adjust their expectations.

So how do you sell well, buy well, and keep building wealth when conditions turn? My answers come from a rough day on the water, a mate who out-fishes me, and a big fish that gets away about 10 metres from the boat.

I also cover why you need a strategic portfolio plan before you buy your next investment property, and why buyers now have more choice and more room to negotiate.

I explain how the federal budget changes to negative gearing and capital gains tax may shape your next purchase.

And you’ll also hear how to keep an interested buyer moving without pushing them away.

In this episode, you'll learn:

✅ The question to answer before you buy your next investment property
✅ Why the sale process that set record prices in Perth six months ago now has a very different job
✅ What feels uncomfortable for sellers right now, and how buyers can use it to their advantage
✅ How to keep an interested buyer moving toward an offer without heavy pressure
✅ What losing a fish 10 metres from the boat reminded me about a big negotiation mistake sellers make
✅ Why federal budget changes to negative gearing and capital gains tax affect future decision making

00:04:50 Good Conditions Never Last
