If you’re thinking of selling your Perth property in a cooling market, the price you ask matters just as much as the conditions you create.Get those right, and buyers compete; get them wrong, and your home sits, goes stale, and sells for less.

In part two of my six-point strategic sale, I walk you through the final three steps: demand pricing, creating buyer competition, and expert negotiation.

You’ll hear why lowering your advertised asking price to better position for demand, can get you the actual price you want (or more).

You’ll also learn why negotiation leverage is built well before the first offer lands. I share the numbers I watch each week to know if a campaign is working, from online views on realestate.com.au and REIWA to home open numbers and offers.

We also cover the big trade-off in today’s market: timing versus presentation. With prices sliding around $10,000 a month at most price points, waiting two months to present a property perfectly can cancel out gains.

You’ll also hear:

✅One thing I do with every first offer, no matter how low, that can change the whole negotiation
✅The simple question I ask nervous buyers that puts a falling market into perspective
✅How I turn a “private” weekday viewing into a small crowd
✅The three things I check before accepting a subject-to-sale offer
✅The mistake many agents make the moment a good offer comes in (in all market conditions)

Whether you’re a home owner or a property investor, this episode gives you a clear selling strategy for the current Perth real estate market.
