Could a S$2 million HDB resale flat become a reality in Singapore? With million-dollar transactions making headlines and some asking prices reaching even higher, the prospect raises difficult questions about where the public housing market is heading.

Professor Sing Tien Foo, Provost’s Chair Professor, Department of Real Estate, National University of Singapore (NUS) joins Let’s Talk, Singapore to examine the forces driving HDB resale prices, whether more housing supply can cool the market, and what the latest price trends tell us about affordability.

For existing homeowners, rising prices can mean greater wealth. But for younger Singaporeans trying to buy their first home, they could mean an increasingly expensive climb onto the property ladder. Can Singapore preserve the value of homeownership without pricing out the next generation?
