 Monthly Market Report: 12-Month Rolling Averages

For long-term trend analysis (spanning September 2025 through August 2026), the 12-month rolling averages provide a stable look at regional market performance:

  • Median Sales Price: $330,000, reflecting a 2.2% increase compared to $322,900 over the prior 12-month period.
  • Average Sales Price: $379,519, up 3.0% from $368,584 in the prior period.
  • Pending Sales: 370 monthly average, representing a 12.2% overall gain in contract activity across the region.
  • Closed Sales: 370 monthly average, down 2.7% from 360 in the prior period.
  • New Listings: 661 monthly average, down 2.1% from 647 in the prior period.
  • Days on Market Until Sale: 89 days, up 4.3% compared to 92 days in the prior period.
  • Percent of Original List Price Received: 97.3%, a minor decline of 0.5% from 96.9% in the prior period.
  • Housing Affordability Index: 119, up 0.8% from 120 in the prior period.
  • Inventory of Homes for Sale: 2,020 average active homes, up 0.3% from 2,027 in the prior period.
  • Months Supply of Inventory: 5.6 months, down 1.8% from 5.5 months in the prior period.

These notable trends and storylines stand out:

  1. The High-End & Luxury Boom
  • The Story: High-end buyer demand is surging faster than any other market segment.
  • Key Data: Pending sales in the $700,000 to $800,000 price range soared 56.8% (jumping from 88 to 138 sales), making it the single strongest growth price tier.
  • Ultra-Luxury: Ultra-luxury homes ($1.5M to $2M) also saw a 53.8% surge in pending sales.
  1. New Construction Momentum
  • The Story: New builds are driving market growth and commanding top price points.
  • Key Data: Pending sales for New Construction jumped 18.5% (to 770 units), outpacing previously owned home sales (+11.1%).
  • Pricing & Value: New Construction recorded the highest price gains, climbing 4.6% to a median price of $386,900.
  • List Price Retention: Sellers of new construction are obtaining 99.8% of their original list price on average.
  1. Market Speed: Fastest vs. Slowest Movers
  • Fastest Sellers: Affordable starter and mid-tier homes in the $150,000 to $200,000 range sold fastest, spending an average of 83 days on market.
  • Slowest Sellers: Luxury properties in the $900,000 to $1,000,000 tier moved slowest, taking an average of 129 days.
  • Resale vs. New Build Pace: Existing homes sold in nearly half the time (averaging 81 days) compared to new construction homes (161 days).
  1. The Inventory Shrink
  • The Story: Buyers are encountering significantly fewer choices on the market.
  • Key Data: Active inventory fell 24.3% market-wide.
  • Supply Breakdown: Single-family home inventory currently sits at a 3.5-month supply, while condo supply remains higher at 6.4 months.
