  The first Monday of each month we have the REPORT CARD SHOW—which lets us look at the figures from the City of Sioux Falls—and along with those that count the permits---yes Mr. Neil King---the realtors, the home builders-----and yes the bankers---looking at what we have done—and the direction we are going.

 

   The second Monday of the month---we do the REMODELERS SHOW—which lets us do a look at trends----how we started this month---(March) ----and what may have changed.

 

    The Report and Remodelers Shows we have been doing for 10 or so years----and gives us some of the best discussions—on buying-selling-remodeling and banking.

 

     We normally start with Tony Bachman----who has helped me with the show pretty much from the time we did our first show—to this morning---but he shared he needed a little time for his own health

This past week I ran into two situations where borrowers were told they had to go with a particular lender and realtor when looking at houses.  I looked up a few things and there are some major lawsuits out there against two companies in particular.  I ran into both of them this week.

 

Zillow

Zillow requires agents that they work with to use Zillow Mortgage.  The Realtors obtain more leads the more loans they refer to Zillow mortgage. People need to be aware that they don’t need to be tied together.  For example, the best rates for a first time homebuyer whether VA, Conventional or FHA is SD Housing.  You have to have a brick and mortar in the state to be able to offer SD Housing.   Zillow does not have it so if you are a first time homebuyer working with a Zillow Realtor there is a very good chance you will never be informed of SD Housing options.  This is a severe detriment to a homebuyer.  Hopefully, the lawsuit fixes the problem but I wanted people to know about this issue.

 

Zillow Lawsuit:

The most significant case involves allegations that Zillow violated federal law by using illegal kickbacks to pressure real estate agents into steering homebuyers toward Zillow Home Loans (ZHL). Lead plaintiff Araba Armstrong, a first-time homebuyer from Anchorage, Alaska, claims she purchased her home in 2024 through a Zillow-affiliated agent and believed she was obligated to use Zillow Home Loans for her mortgage.

The lawsuit targets Zillow’s Premier Agent program and its connection to Zillow Home Loans. Participating agents who pay or earn access to consumer leads through Premier Agent were allegedly assessed by Zillow using metrics related to its home loans program, requiring agents to meet specific ZHL pre-approval quotas as a condition of program participation.

 

  • Dave warned Bill about Zillow and Veterans United steering borrowers toward affiliated lenders.
  • Zillow allegedly pressures agents via Premier Agent metrics tied to Zillow Home Loans quotas.
  • Veterans United allegedly misleads vets about VA affiliation and steers them away from better rates.
