It was special for Carolyn and I---next morning we got up for Mass at St. George in Hartford----and one of the Sturgis enteries was there in mass with his family or someone that was making sure—he bucked with the bulls and night—and prayed with us on Sunday morning---

Whats going on with the office space market?
2026 is an interesting year. For the real estate business, commercial side anyway, it’s the best year we’ve seen in 3 years. ‘24 ’25 were, for many, years where people were poised and ready, in the proverbial starting blocks…and the gun never went off.
So many issues and distractions in 24 & 25, for real estate volume, it was down because there was just too much uncertainty. There’s not as much uncertainty in 2026?? Sure there still is-but there’s always uncertainty at some level, but the Iran war has dominated this year. That’s overseas, so we don’t feel it really at all except for gas prices. If we didn’t’ watch the news, we may not know there’s a war going on I’d mentioned the starting blocks that they never got out of in ’24 &’25. People just needed to get out of the starting blocks, so they did in ’26. Yet Sioux Falls building permits are down..go figure…
Although it’s still looking like we may still hit a Billion again. That’s why we talk about these things, because you can’t just automatically assume if building permits are strong, that everything else is also strong..it’s been the opposite of that the last 3 years..with this year being in reverse of the previous 2 years.
Office Space certainly has been the category that got hit the hardest this decade. Face it, before Covid, nobody heard of working remote or now the hybrid models. That has devastated certain sectors of the office market. My daughter in Virginia, way shrunk their office space after Covid.
She’s hybrid,..at most 2 days in the office.. Other daughter, totally remote in Charlotte. But the reason Sioux Falls never got hit as hard, we remained open for business. Some national companies, Citi and the like, are going to do in Sioux Fall what they do in New York..so you understand that. I think some national offices were shut down for 2 years.
Nationally, its coming back..the 2nd quarter of 2026 marks the 9th consecutive quarter of positive net absorption in office space, meaning new leases out pace spaces being vacated. Locally, The Bender mid-year market report showed a 12.4% office vacancy rate in the suburban
markets…and the downtown a very healthy 4.9%. Pretty amazing with all the new office space built downtown. Once again, Sioux Falls is an outlier.
But part of the reason the numbers look good, outside of the downtown area, were just not building office buildings in a big way. The majority of the ones getting built are single user, for a companies specific needs. Spec office space construction has obviously slowed, since Covid, so we’re just slowly catching up. Healthy steps.
Office space deals are out there, but not as much as 2-3 years ago. We’re happy to help you!
